Why get a home inspection?

You are about to make one of the largest purchases ever in your life. I would want to know about every window, door, wall, floor, faucet, closet, outlet, lighting fixture along with a professional opinion on the roof and foundation. The drainage is another important issue as well as electrical, HVAC system, and don’t forget the structure that holds everything together. Your family will be sleeping in this home and you want to feel safe and secure knowing you made a good decision.

(EXAMPLE) If I am spending $ 8,000.00 on a used car I will gladly pay a $100.00 and get the 100 point inspection to know more about what I am buying instead of taking a strangers word that “it runs as good as new”?

So, yeah $250.00 for an inspection on a $200,000.00 home is a bargain. To know everything I can possibly know without having the opportunity of living in the home before I can buy it. A professional home inspector is trained to check various items in the home in a three to four hour period. Performing this day after day, you get a very good idea of what is going on in the home you are inspecting.

How can I be sure you know what your talking about?

Every home inspector in the state of Texas must be licensed by Texas Real Estate Commission
who requires it's inspectors to pass an in depth test which covers all areas of required inspection and to have a minimum of 25 inspections working under direct supervision of a licensed Texas professional home inspector.
To ensure your confidence in me to inspect your home I also have a very extensive background in residential remodeling and commercial construction before becoming a home inspector.

Does my real estate agent need to be present when you are performing your inspection?

No, no one has to be present at the time of inspection. I urge you to attend the inspection because, as the home buyer it benefits you to come by either while I'm inspecting or as soon as I have completed the inspection so I can point out areas that need to be repaired or replaced. At this time if you have any questions or concerns it would be best to talk face to face so nothing gets misunderstood as things sometimes tend to do with email or phone calls.

Do you have a Supra keypad to unlock the door?

Yes, for scheduling convenience I do own a Supra keypad in the event your real estate agent is unavailable when the inspection is scheduled to take place. In the event there is a lock box instead most of the time a phone call to them will get the access code to gain entry. The Supra helps for late evening or weekend inspections providing the property has one.


When are you available for inspections?

Providing I do not have another inspection scheduled the same day as daylight permits. I work weekends, nights, and holidays if the business requires it. My clients are my priority and what keeps me in business, I am there for you when you need me.

How long does it take for an inspection?

Inspection times vary but normally a home inspection takes approximately 1 - 1 1/2 hrs per 1000 sq. ft. to inspect. (example: 2500 sq.ft. 3 - 3 1/2 hrs.)

Can you provide a termite and pest inspection?

I personally can't inspect your home for termites or pest; but I do know a qualified, licensed, professional who can inspect it for about $75.00 and will schedule with my inspection if needed.
